Hey @Brandon Phillips I've been a PM with a large scattered site portfolio (750+ doors) in a past life and have been under the hood of many PMCs.

That said, I also have a family depending on me, so I need to be smart about how I get started and manage risk along the way.I’m open to all types of connections — whether that’s silent investors looking to back local deals, or experienced investors/mentors who need a boots-on-the-ground partner to help source properties, run comps, visit sites, manage contractors, or handle local coordination.

We do twice a month info grabs on those sites so we can consistently have numbers.  

Or FSBO sites and / or simply driving around and calling people.The best success was properties that need a lot of rehab, and wouldn't qualify for a traditional mortgage (kitchen missing, elec not workng etc).  

We get the next draw of 30% once the demo is complete and the framing materials are on site .     

So I have been reading books like The And Asset by Caleb Guilliams and The Art of Wholesaling Properties by Robert Shemin, picked the brains of a family member already in the industry and my realtor, got into sites like this one and Legal News, and watched a few youtube videos for the last 6 months.

While they may not have the traffic of sites like Zillow or Redfin, the audience is much more targeted, which increases the odds of finding someone who will pay top dollar for a well-performing Airbnb.
