Emotions and finances don't mix well. 

The home was underwater, and a short sale would have been financially and emotionally disruptive.They went through a hard period—so did I.There was a stretch where the tenants were facing health and financial issues.

But in regards to your feelings & emotions, have at it homie.

These are still my ideas, my voice, just presented more clearly.As an engineer I tend to talk and write in data and numbers, with little emphasis on emotion but I find I get better results with more of a narrative.

These are real things that affect value because the affect buyer emotions so better to have a professional run the comps for you!
