I believe your best option would be to meet with the tenants and see if you can return their deposit, hire a moving company for them for their next place, and give them an additional $1500.  

If you have a self-directed IRA your investment options virtually limitless, I just don't get it when people try to be 'creative' and putting themselves as such great risk when they can make other investments that can provide the same returns without taking the risk... 

you need to invest in real estate where you can get the best returns for the type of investing you want to do.

Instead, you have to wait a few years to return your capital through the cash flow. 

And although lenders are stricter with verification of self employment income, showing two years of tax returns with sufficient income does qualify.Theoretically, passive income, rental income, dividends, interest income, etc. should enable you to qualify the same as self employment, i.e. as long as you can show 2 years sufficient income on tax returns.
