and I like to think I knew this was going to happen,  but lo and behold the Graton Indians bought the 120 acres right across the street and built the largest Indian Gambling facility in northern CA. and my property got swept up into the city limits and rezone from AG to mixed use resi and commercial.. value today once permitted conservatively 2 to 3 million.. did it give me cash flow No not one dime.. could it have gone no were sure could of.. did I get lucky I do believe I did... but at the end of the day it was on the border of the city limits and there was a Homedepot anchored shopping center and a freeway interchange one block over.. so I thought Some day.. and in another 5 years I think I will cash in.... and or I will build it out.But by the time that happens I will have owned it 25 years or so...

I do the bulk of my business in Satellite Beach, Indialantic, Indian Harbour and Melbourne Beach.

Also, a sizable number of boomers are selling their McMansions in the suburbs, downsizing to condos, lofts, or renovating the big old mansions. 5 years ago a 6000 sq ft mansion in Indian Village or Boston-Edison was $60-$150K (look at the absurd price now), yes they needed $200-$500K to get it back up to date but people sold their homes to do it with the cash they earned.

We recently placed a property under contract in Charlotte, NC (Indian Trail area east Charlotte) which has a septic system.

I just did this for an investor in NY for a 2.5 million dollar STR on Indian Rocks Beach and it grosses 400k per year.

When I worked in Detroit there were areas I saw that had a huge number of Indians that wear the big turban not sure which sect they are so don't want to make a boo boo.   

I'm wrapping up a flip at 24th street and Indian School to be listed later this week and am seeking my next property to start on. 

So hard watching the loss from here in Cleveland last night but we are proud of our Indians.
