I need help underwriting a deal for a property I am doing, is there a spreadsheet or something I can fill in the numbers, and what all should the underwriter include for a multi family commercial property, please and thank you

Buyers and lenders will be doing the same thing- a lender won't lend more on a residential property because it produces income, they'll lend on it based on what the appraiser tells them the house next door is worth. 

I've been looking into NCREIA and I believe that would be a great way to get my foot in the door with some investors.
