That being dictated by the quality of the building and proximity to the major job centers.There is a lot of gentrification happening in/around the city stemming from the East End where most of the universities/hospitals are located.

Teller County (west of COS) is likely to have regulations by the end of the year, according to the county commissioner I've been talking with.And my standard advice to my STR investors is the same right now -- bring your A-game.

In Georgia, there are some cities beyond Orlando that are showing promise: places like Savannah which has logistics growth + tourism + relatively lower entry prices, Athens with the University of Georgia driving stable demand, Augusta which has been growing in rentals and value, Macon which is still more affordable and showing rising interest for long-term rentals, and suburbs of Atlanta like Duluth and Smyrna which are getting spillover demand from people priced out of the core.

Charlotte’s been strong overall with steady population and job growth driving rental demand, but appreciation has cooled to more moderate levels 2–4% range  compared to a few years back.
