In almost every dispute an investmnt property owner will involve themselves in, the out of stat LLC has zero relevance whatsover.....a far cry from having a clear and measurable difference. 

While there may be a few naive investors who really don’t understand the risks associated with any investment, the vast majority of investors just don’t want to be kept in the dark; they want to know relevant information about their investment.

4. why didn’t you get all relevant contracts prior to setting a closing date?

I am a big believer in a local network of familiar faces experiencing similar situations that can be relied on for relevant and specific advice. 

This is probably more relevant in some commercial loans where there’s no personal guarantee  

Your title company may have current/relevant contact info for getting a release or may not even need it.
