IMHO, the most socialy awkward thing to do is, to inject yourself in a conversation that you were not part of/invited; however, I tabled my social cues and went forward with a business card and politely asked to be apart of the conversation.

A lot will depend on the financial condition of the banks when interest rates go up (and they will have to at some point due to all this money the Fed has injected).I had a bank call a loan on my first home in the early 1980's (which I tried to sell with a wrap).

You can direct the affairs of the LLC, but may not benefit personally through doing so (other than growing the value of your IRA, of course) nor may you inject value into the IRA through the provision of goods or services.There is no black and white rule as to when an IRA crosses the line from passive investing to "engaging in a trade or business on a regular or repeated basis".

I can speak for conventional lenders when I say that we would always require the required cash injection from the borrower to go in first and then we would set up a draw schedule tied to completion milestones with the loaned funds.
