So here comes the out of state trying to hire a contractor.. how do they do it how do they compete whoever has time slots right now in the trades and is not busy in todays market..???? 

BTW, they count my house in Japan as one of my conventional slots even though it's a Japanese bank loan. 

Kinda wished I did the flip after I filled my 10 conventional slots, but oh well, beggers can't be choosers in this case.

All others have worked out a decent ROI.Another reason why I stopped using this site, is back then I could bid for an auction, and could bid on any property in that auction slot. 

We schedule 10 showings for a Saturday & Sunday, last minute cancels and I have the time slots filled same day.

Portfolio lenders and commercial lenders that do no have a seasoning requirement nor a max number of loans, although their terms are not as desirable as Fannie / Freddie.Here's my question: if the investor has not maxed out his Fannie / Freddie loan slots, is there any disadvantage to first dealing with a portfolio lender or commercial lender and conducting many BRRRRs in a short amount of time, taking that approach as far as you can, and then moving on to conventional Fannie / Freddie loans?

I just know there will be a mostly consistent 9 hour time slot where I may not be available on. 

While all 8 slots are currently filled, one of the selected individual may not be be able to attend. 

I'm considering RV slots ( for Snowbirds, vacationers, and refinery/turnaround workers), MH pads, cabins, etc. 

Holding my cash for future RE deals is my main objective, and I'm not dumping my reserves into a slot machine.
