Bad tenants will often have judgement against them, so when you run a credit report and see "XYZ Property Management", that is your best clue.The other side of the argument is that some tenants are falsely accused or over charged

They spend money to manipulate the books keeping within the non-profit requirements....a total waste of money that they billed some shmuck for that was basically over charged.

So,  if say, they break a blind that is brand new they know they would be charged full price, whereas if they broke a 15 year old blind they would not be charged anything (because its lived its useful life)  Its a pain to do the inventory initially but I really believe it is a good way to go as tenants wont get overcharged for damage.

I dont see a lot of damage and all the work is mostly paint and finishing you are being way overcharged at 6100.
