Heck, last week a house went on market and I probably had 5 people call me asking if I had seen it, did I offer, yadda yadda... it went highest and best almost immediately (40 offers in a few days), so everyone was curious about what everyone else offered.

@Aaron Hunt,you are mis-guiding the OP/@Mindi Rosser:You are just thinking as a car fanatic.You have to led her to think like a business car fanatic.She does not need a BMW.She needs a BMW Wagon (hatchback, more space, a bit of conspicuity, yadda yadda)And by her giving you a vote, I guess that minivan was on the chopping block for some time....So the thread was more like her finding couple fanatics to approve her already made choice.Now I will throw what I think will be best for a hypothetical OP:-Prius v (the wagon)-Mazda5 (sliding back doors); it's a mini-minivan-Volkswagen Golf Sportwagen 4motion/Alltrack-Buick TourX(german euro OPEL with a different badge)

Without belaboring that story it basically said if you want to a new car purchase a house and lease your car from the proceeds of the monthly rental get a tax deduction from the lease .. yadda yadda, yadda.

If you go back into your paperwork from when you bought the house last October, read through your note, the instrument that says you will pay back the loan, yadda, yadda....part of every note states that you agree to owner occupy the house for a period of no less than 12 months.

In a year where the PM is still good but there was some property or tenant drama, I might spend a grand total of 20 minutes a year talking to my PM about whatever it is.In a year where my PM goes completely horrible and property drama ensues because of it and yadda yadda, I might spend a grand total of 2 hours a year over the phone dealing with it (and an hour of that is just because I'm chatty and I got into fun conversation with my new PM and rambled for an hour).If two hours a year knocks something out of being classified as a passive or hands-off investment, then, well....your call.
