Gia,You have some good points but keep in mind DSCR is getting better in whole as a program.

I got into the program in 2019. 

For any qualified buyer (and if they're not qualified there is a program that will do so) there is achievable financing available - often with as little as 3% down for primary residence purchases.

The main DSCR programs I see are those for 1-4 units and another program for 5-8 units.

But, I do need to have water and sewer tap connections Whenever I look for a specific type of property, I like to take a direct approachIdentify likely properties from available public information and records.  

They're in the process of being picked up and going public with a SPAC.

After accepting, I was hit with (thinly) disguised solicitations as messages (“I just want your advice/feedback, can we jump on a quick call to see if you qualify for our program”) by each one.  

Any tips on financing, lenders, or programs that might work well for this type of purchase? 

I know there's a couple brokerage based remodeling programs out there for sellers, and one 'tech' platform offering something similar.
