Most S8 tenants have a history of bad decisions, often having convictions, evictions, bankruptcies, chargeoffs, collections, garnishments, etc.

If you just hire the cheapest or first PMC you speak with and it turns into a bad experience, please don’t assume ALL PMC’s are bad and start trashing PMC’s in general.

I'm not saying they are a bad option as I'm sure many have had positive experiences. 

We lowered rents, supposedly did updates, removed bad tenants… nothing worked.

I'm curious though, did you have a bad experience with NREIG?

I just had a thought but for all my residential real estate investors, what challenges do you guys face when it comes to underwriting/analyzing deals? 

Before guests could see it like a real estate agent fee etc, from now on as a LL you will be the bad guy for cost increases. 

I was wondering does anyone invest in areas were weather is bad like tornado weather?

Unfortunately, there seem to be investors that buy too high and then when the overages arise and the delays pop up are jammed up against HML payments resulting in fire sale pricing to get out from a bad deal. 

When I have some free time, I'll research other options that won't cost a fortune for the small guy.
