I was going to wait a bit to reply, but Bill egged me on to reply.I haven't done anything super creative, but I have increased my yield on a note by re-structuring terms.I bought a note that had 164 payments left of $350 at 9% interest.

They may let a seller suffer less who carried back a second.Assuming there is an agreement for the second to cut the debt, restructuring it later, dealing fraudulently with a lender to influence them in taking a loss won't be something you want to do.

Either legally and ethically show a higher income or reduce/restructure your debt.If you can refi the current properties to give you a lower monthly payment, perhaps that will give you some room for a third.

How can something that's performing and covering its debt not be allows to restructure the financing to keep the property performing.I am not in any hurry to go out and sign for debt or take over anyone elses problem, i'll stay focused and carefully evaluate my deals, i've studied some real estate courses plus with a board like this and all the years of experience I think I will be ok.We all know that banks are GREAT property managers right.... not!
