It really depends on your strategy/plan with the property.....If there is more "meat on the bone" and you don't want to pay any up front fees or monthly fees....private money is a great option....if you have $12-15K and you can handle the HML and make a little more on the back end this may be a better option........good luck!

@Martin Scherer he works for a roofing company that also does siding, and he happens to live IN the actual house (he is my tenant) so i figured why not throw him a bone and have a peace of mind that someone I actually know is doing the work.

The bones are good, the structure is sound however there are many aging "systems".- Gas Boilers - 30+ Years Old- Hot Water Heaters - 10+ Years Old- Electric Panel - Upgraded within past 10 years but could be upgraded even more- Pipes are old, corroded, and some leak often- Windows/Doors that haven't been updated require much more labor to remove/replace as the wood is often rotted- Roof is old, has recent touch ups but will need a major repair down the road (10 years hopefully)- Interior is covered with old wall paper, most walls have multiple layers and are a PAIN to remove- Also, shag carpets were apparently a thing back in the day so get ready to rip those bad boys up and replace them or refinish the hardwood if possibleThere is much more of course but those are some that I definitely noticed right away and are what I plan on tackling, priority wiseAny questions let me know!

The property is 7x 1 unit and 1x 2 unit apartments with good bones (outside structure and base) and it is close jobs; big Fedex distribution center, airport and industrial park.

Things that "look" bad but don't actually have anything to do with the "bones" of the house are also great.- (The Redfins and Zillows don't always make this easy) Have your realtor send you listings for vacant and/or staged real estate, with high days on market.
