Great question—Florida's market is definitely tough right now with high prices and soaring insurance premiums.

Totally get where you’re coming from — Northern VA has strong appreciation potential, but cash flow can be really tough, especially with current interest rates.

If this is a low income/ rough area, it'll be tough to get reasonable Property managers to do the work.

If you have a nice house and you are in a busy real estate market you can let a relative or friend list your house without loosing too much, if they are good workers.

This market is tough for FHA buyers, so it’s not just you.

It's a tough spot when the delays aren't from the city but from contractors not staying on top of things or communicating early enough.In places like just outside Chicago (Cook County, etc.), once the scope of work hits a certain size  especially with structural, layout changes, or major systems  the city often flags it and asks for stamped architectural plans, even mid-process.
