HI Roberto,Yes there are banks that use different indexes but typically the ones that do are commercial LOC's or lines of credit.

We just don't have a lot of duplexes or homes with ADUs and what we do are fairly expensive and so often the numbers don't work well.   

I agree, you can't go wrong with an AO Smith gas water heater however, id go with the better grade that isn't sold at big box stores.

You have no idea what went on during the remodel, there are so many ways to cut corners and so many thing s that a do-it-yourselfer does not even know.It used to be (in my AO) that non-permitted work was only valued at 50% of permitted work.

In addition to that, people are starting to make knock offs of the N95 that don’t serve the purpose they say they do, are cheaply made, and selling for a premium.

Higher end homes that I used to do, are becoming hard as hell to sell because of no SALT deductions and high property taxes.
