I don't buy in Sunrise either but I know some investors who do well there and they may not like some of the areas I like.

@Rosie Geller let me start of by saying I was in IT including live broadcasting of International tennis tournaments, so I have experience in security and security cameras.The problem with using security cameras are:- the resolution at night usually isn’t good enough to make identification unless you buy REALLY good cameras which will cost more then the AC unit you lost.- even if you get an alert, the response time of police isn’t fast enough and your equipment is long gone.

It could be a great project. There are so many folks that would probably benefit from it that are new or who might simply be interested in such a thing. I don't know if this is self promotion or simply an education. 

The builders are not willing to Lower prices and disrupt future comps and sales, but they are willing make other concessions, like appliance, fences, builder upgrades, and mortgage buy downs. 

Most people don’t lose during the renovation.

We have flipped, have a short term rental, and also buy-and-hold with long term rentals, so I understand what investors are looking for and what makes a deal work.I love helping people find good opportunities, run numbers, and learn the local market.

But without people dumb enough to buy it, it wouldn't proliferate. 

Flipping is going to be tough in any area where people want to live , and very easy in places they dont .
