We've priced our week long stay to be competitive with both the university (who let's dorm rooms during the summer months) and local hotels - a week with us is cheaper than 2-3 days in any downtown hotel.Having recently gone through the inconvenience and expense ($5K) of a beg bug infestation in one of our student houses, that remains one of our biggest concerns w/r to short-term stays.

I hired some people to clean the place out since i didn't want to touch it and ran pest control around the whole property to ensure the infestation didn't spread to other units as we fumigate, bomb and soak everything down.

Aside from cosmetic stuff like a new coat of paint, the place had an illegal garage that had to be torn down, a backyard infested with ivy (90% coverage, no joke), a potholed driveway, it needed a new furnace, and once my tenants moved in they learned the hard way that the main pipe to the septic tank was cracked and had to be replaced (ouch!).

That way when they move in and the first weekend they have to break a window to get back in the Townhome because they left their key inside...or on Sunday night the toilet overflowed and they are screaming on your phone that you need to get out there, right now or they are not paying you the Rent...or there is a cockroach infestation with possums in the attic because your Tenant is a filthy Pig and wants to make you clean up the mess.
