I love having vendors I can build relationships with and can provide me good service, preferred scheduling and knowing if there's an issue they will stand behind their work.  

Finding deals isn't really that hard, it's more an issue of so many newbies, even those with 5-10 years of experience, NOT knowing how to find them in today's market.Many investors were used to be able to find deals on the MLS and haven't adapted.We can find deals fairly easy...

Don't think of the higher interest rate,,,  etc etc are all minor issues. 

I'm having an issue blocking off my summer months (June-September) to a Saturday only check-in date and not have the whole year be a Saturday only check-in date.

A tenant took me to court for this issue, what i found out is that you can keep it in any account you wish but you have to notify the tenant (in writing) of the location and rates they will be accruing.

Take over the issues that the note holder does NOT want to do.

Its the low loan amounts that are the issue because lower mortgage loan amounts are the reason you might hear this due to higher rates on amounts under $125K. 

I would simply repair and save your money for other repairs/upgrades unless there is a safety issue.
