If you make it hard you not only irritate them, you increase the likelihood of damage.Does this mean you should make it easy for them to operate a meth lab?

They did that during November and it's quite irritating.

Have had some irritating issues from this couple.

No less irritating though. 

Build the relationship, it is far more important than the irritation at their inflexibility. 

They only add cost.I could go on about the cigarette butts in the parking lot, the burns in the counter tops, sink tops, window sills, flooring, the tar on the walls, in the filters, on the ceilings, light fixtures, outlets or switches or the irritation to the non-smokers in your building, but that wouldn't be news to anyone.  

My agreement with my PM is silent on the topic of late fees, covered by this generic clause: b.Operate the property according to good business practices pursuant to a general overall plan as established from time to time by Manager and OwnerI normally e-mail my PM asking what their policy is and go from there.I've had to focus on the really big things and let the minor irritations slide.  

@Jason Allen Your description does lead me to believe this was a mild irritant situation at best.
