Tesla occupies more than 11 million SF in the Austin metro, one of the largest manufacturers here and they just signed a lease for another 300,000-SF industrial space at the Austin Hills Commerce Center.It's unclear what Tesla plans to do at the site that's about as large as three H-E-B grocery stores, but it appears to be moving quickly.

I like how their debt fund has 54 loans and $39.1 million invested (which is impressive for a newer site).

You're going to need a surveyor, a civil engineer, a geotech engineer, an environmental engineer, an architect, a site lighting engineer, maybe a traffic engineer, landscape architect, and likely an attorney at some point.

Books are great, but the best way to learn about flipping is to know local investors who are doing and building relationships with them so that you can tag along on their sites.

I read about retroactive permits, and I can't find anything about this on the City of Chicago building permits site or by searching.  

Arguing or passing on folklore about real estate transactions just doesn't spin here as it does on other sites.
