We either rent a dumpster from our trash service (usually about $200-300) or my husband will do a run to the dump for $10/dump to get rid of the big stuff but I always try to buy buildings that are built post 1940 because the bathrooms are usually configured properly and have good tile and cast iron tubs that are very sturdy which makes them good candidates for refinishing.

For small spaces, you can't get a small enough (in terms of BTU) multi-zone unit and what happens is one unit receives refrigerant even when not running if the other is running, which due to the cold of the evap coil causes it to condensate and ultimately causes constant problems with drainage.Also, look for a mini-split where you can connect an external thermostat and configure the head unit to shut off when the set point is reached.

One headache he has is his tenant would order cable programs, pay per view boxing matches, special games and movies, and he would have to bill his tenant for this stuff separately, and of course if his tenant downloads pirated content he would be on the hook.By the way, if you offer internet and are worried about having to do tech support and 2am, configuration issues, and liability, I wonder if these companies that offer "landlord internet" solutions are useful.

If it's indeed hair plugging the drain, and not a toy/hygiene/diaper item, it's really up to the landlord to improve the configuration to prevent this.
