It doesn’t mean you need to go full time to school but take 1 class a semester at an affordable community college.

:BA in English Language and Literature, walked away from MA-PhD program in English Language and Literature, did two semesters of an MA in Applied Linguistics before I walked away from that, too.I have met large numbers of local engineering people investing in low-C class beat-up fixers who insisted they knew the work and were equally certain they were way too good to do the work.

The rents are amazing, as long as you are OK with year over year turnover and possible vacancies during summer months or holidays (could make up money with VRBO or AirBnB rentals during this time).Most of the rentals I have seen have furnishings, appliances and charge a rental fee that spans the quarter or semester needed for the students (think like "Fall Semester, $1600 per bed, 2 beds per room, as an example...this number is low and is just to provide an example).There are a lot of people here on BP who do this on a large scale, you should search the forums, find one or two and ask to pick their brain. 

My last semester in college was DOUBLE the price of my first semester, 100% price gain in just four years.

You will have a busy time just before the fall semester starts when everyone wants to move in and out at the same time- 70% of my leases end in August or early September.  

 With students, especially international ones, you just have the parents pays upfront by the semester if you’re not happy with financials.

the best thing you can do for your re investing endeavors is transfer unless this is your last semester.

I’m glad to hear that even though you had no prior experience in RE and MHP (like me) everything worked out fine… In my case, I’m putting a business plan together with my husband and hopefully, this first semester, we will purchase out first park!

I've paid my way through college (last semester this summer) and will leave debt free and +40k in the bank to use toward REI.
