Most of the stronger deals I’ve seen lately have needed either value-add (rehab, better management, rental increases) or creative financing.Long-term outlook – Utah’s job growth and population growth are still strong, so even though today’s numbers can be tough, I think investors who can buy right now with good terms are positioning themselves well.

In that case, waiting and going with a conventional cash out in Spring 2026 (with hopefully lower rates and/or higher appraised values) would be the best move.The current cash flow on this property alone is fantastic, and I do also work a full-time W-2 job, but I am torn between expediting the cash out process or waiting a few more months to hope to improvements to all 3 of the aforementioned items.Any advice, considerations or ideas to get my plan set would be much appreciated!

Julius Vincent Transferring Property to a Revocable Land Trust As Personal Liability Shield

The property will be in his name, but he's wondering if transferring it to a revocable land trust, then having the trust lease out the property to his LLC would help him avoid personal liability (bank will not let him transfer directly to his LLC because of the due-on-sale clause).I suspect this wouldn't preclude personal liability since the property wouldn't be held directly by an LLC but would love to get an attorney's brief thoughts.OVERKILL.
