Sounds like the tenants created the problem (no racoons when you rented it to them I'm assuming) and now you're accommodating and putting them in a hotel for a problem they created. 

As stated above although you plan to remotely manage you still need "boots on the ground". 

However, it's important not to extend STR dates too far into the future so you can accommodate MTR inquiries when they arise.
