Your offer strategy is fine, but you don’t need the offer drafted beforehand.Walk the open house, confirm the major systems, then submit the offer the same day with a tight inspection contingency.Speed matters, but drafting an offer early doesn’t give you an edge in CA.

My point is not to look at it from an investment perspective, but most Americans wealth is tied to their real estate, and if you offer a solution or a product that prolongs that wealth building, you essentially keep people poorer longer.
