As others already mentioned, using AI as a daily research assistant is a huge help (as long as you keep your wits about you and always think critically about what it spits back out at you). 

@Sam Gleadle have been a paid, expert witness a few times in lawsuits against other PMCs in our area and unfortunately, the owner NEVER gets much of value out of the cases:(You'll need a copy of your management contract to show any attorney and that contract better be VERY specific.Othwerwise, you'll just be wasting your time and money.

Purchasing from wholesalers comes with extra risk but wit upside as well.

I'd also start recording the interactions you have with him that are in public spaces and do not go there alone-that way you have a witness.
