So I am torn between trying to dollar cost average into new MF syndications now that a lot of the pie-in-the-sky type syndicators have either been caught standing when the music stops or--as in the case of one of my other sponsors--having iterally been sued for malfeasance.

To re-iterate from above, I think.

In the recent I have engaged in: Build-4-rent, flips, sandwich deals, C4D deals, and various iterations and combinations of these. 

As i posted before here, I have yet to hear 1 single person say "oh dang it, I knew this was high risk but man-alive I was hoping it would work out" or any iteration of that, no not a 1.

I speak with many investors who think real estate is a never-ending trajectory of upgrading and iterating into more significant, "better" investments. 

A couple more iterations and you end up in a McMansion at the end of a cul de sac, your wife has realized she wants more out of life than a big house and children she has to raise by herself with only the help of daycare, nannies, and private schools, and you end up divorced, deeply in debt, your ex-wife tells all your former social circle about the underwhelming size of your waterworks in comparison with that of her new beau, your kids hate you and treat you like a debit card, and so you're ready to make more expensive mistakes with your life.As George Carlin once said, "It's called the American Dream because you have to be asleep to believe it."

I sold that in 92. next iteration was 2002 when I started a new lending company in Portland OR to specifically fund Turnkey buyers in the mid west doing BRRRR loans we killed that.

I am agile enough to expect AI can be better. 

However, as investors, we keep going and iterate as we go along.
