If you have roof damage why not have a roofing company work the claim on your behalf 

My tenant reported to me on June 25 that a large limb fell on the end of the trailer and poked a hole in the roof and cracked the ceiling in the master bathroom.

Roofing and electrical were all updated last year.

And how do you handle large capex like new roofs or kitchens? 

It was mostly cosmetic (other than than HVAC/roof/deck/tree removal) and they were done in 2 weeks even after painting the entire house inside and out, and replacing driveway.

Are you going to run the walls up to the roof deck?
