You’re in a great region too — the Midwest has some of the best cash-flow markets for exactly that strategy.

Ultimately, choose materials and colors based on what will sell to more than 1 person. 

If you plan to keep same color as existing appliances then do that.

They will give you cabinet, paint color, tile, light fixtures, and maybe some floor planning services. 

My cleaners recommended dark colors vs white because they do hide stains a little longer. 

I actually moved here from Portland, OR back in 2020 to build my rental portfolio and now own 10+ properties, and the flipping opportunities here are solid too.

They have passed IRS audits in flying colors over last 15 years.

I'm not in favor of accepting a bad deal, with rose colored glasses. 

I realize life does not always follow the ideal calendar.I do not mind bright colors (orange, purple, 2 different blues), but some buyers do.not that it is effecting the sale, but some of your solar panels are in the shade of the big tree.if you are a motivated seller I would lower asking price to $899k in no more than 10 days.
