Am I wrong to think that cap rates have declined as a result of millennial movement into the city and constraint on supply?

The millennial generation is JUST NOW paying off student loans and looking for a place to raise kids.

The areas that I am interested in has a majority millennial population, which I assume equates to more renters and less home owners.

Add in the current lack of supply in the housing market plus aging millennials trying to buy their first slice of the American dream and the stage is set for more regulations- Some early investors will make a killing in areas that limit STRs as they get grandfathered into a limited number of permits linked to properties (not people) which are transferable to new investors who will buy their properties at a significant premium.

I just thought it was maybe a "millennial thing" or something.

Ill turn 30 in a few months so I guess i'm a millennial. 

This article today has an OPT IN which I did not do: Millennials & Gen Z want flexibility and affordability, more than a long-term commitment.

Downtown Cleveland has seen a large increase in college age millennials which is not something that I think most nationwide would expect. 

There is a AZREIA millennials subgroup meeting next Thursday.
