Anytime someone gets overly personal about their family or what not, that screams they have little money.So if you’re mailing to investors that’s gonna be a potential obstacle.

But I do want to keep the stability if my job until this can replace my income so as to fund marketing and whatnot.

We would have to talk about what "not so good" credit means, and what your assets look like, income, etc. 

I think you are pretty spot on with your analysis though as far as what to allocate to certain expenses and what not. 

If you winterize properly there is no risk of future dmages in regards to plumbing and whatnot...Only issue may be ice dams in gutters which could lead to possible roof damge...You should be totally fine though

I've learned SO SO much about materials and what not since going full time into construction and development. 

Assuming the place could be rented for $2800 per month, is  the resulting $350 profit (based on all my guesses) enough to cover the things like putting money away for repairs and whatnot?

Is there some type of site or forum where people are looking for partners and whatnot? 

Just threw together this sheet, didn't finish the ROI part yet because I am partnering and the are supplying the cash, I work the deal and whatnot, and we split everything 50/50.

Sounds like you have a lot of great experience to build on for this round of investing....even if it's all "what NOT to do"!
