Insurance doesn't cover anything resembling this.

I’m leaning towards hard money, since none of my friends with money seem to be interested in real estate... but I’ve talked to two hard money lenders that want something resembling 12% interest and 3 points.

The original plan was to paint the exterior a light green with white fascia, but one of the neighbors supposedly harassed my handyman today because the sample of the green I put on the outside too closely resembles the shade of green on his house (they're different shades and he was totally out of line, but he's not totally without merit).  

If you have a mortgage and rates go back to anything resembling normal - hard to imagine you'd break even month to month let alone have positive cash flow per month.  

This resembles the active actions of a job more than an investment.

Here is what I do:1) Find a deal that resembles your model.

Very little of this area resembles the more concrete jungle feel  of the areas closer to Center City.

You have to get this at the right price something that can resemble a mortgage not a high mortgage payment though a higher payment will motivate the buyer to refinance and cash the seller out sooner.
