For instance when it's REALLY HOT in Saudi Arabia and the middle east, or inundated with rain and snow in other parts of the world, coming to Orange County where winter temperatures are between 68-72 during the day, is a welcome change, and we don't have hurricanes!

The upstairs (~1000 sq ft) is heated by 3 electric baseboard heaters and has been at a pleasant temperature at all times of day.The plan for the downstairs ADU (also ~1000 sq ft) was to do a combination of baseboard heaters and the existing system, however the existing system is not working and my contractor says was not installed properly.

The average lead temperature is "warm" for direct mail and it takes about 40 leads to convert one into a deal, so it is not worth your time to do direct mail unless you can commit to at least 4,000 mailers per month.

@Bin Chen I am not an HVAC professional, but in my experience every thermostat in my properties will heat the property to the set temperature.

(two knobs... one to choose oven or broiler and the other to set temperature) I was charged $50 for the service visit and I sent it to the property manager to have the tenant pay.The next day the tenant calls and says the oven burned the top of their food and obviously the oven does not work correctly.

You could also have a separate agreement outlining house rules...I havent done this but it's something i'm considering.Here are a few issues that have come up while I've house hacked:- Tenants disagreeing about how clean the common areas should be, WHO is cleaning, and whether it's worth having a cleaning service (monthly)- the house's temperature- Some tenants leaving things out in the common areas and other tenants getting annoyed at it.Every situation is going to be different, but if you've ever lived with roommates...it's similar to that, except you're not paying rent!
