If you buy one big property or two small deals that will be pretty much your break even point on your dollar costs, and if you monetize your time investment which you should, toss in a third small deal to break even.

If you want to monetize your time in this manner, you may consider doing something similar to my start, and also help folks who are stuck in a difficult real estate situation such as inheriting a house (or getting divorced) but they can't afford to fix it up, and don't want it.

@Steven Harris that is a hard sell but with $30K in savings as collateral you may be able to go to a private lender; however, you are going to have to add a member to your LLC or Corp with a job ; especially since you are new and can not produce a schedule of real estate owned.Most private lenders that I know or have worked with say that the asset is the main pull as far as credit during analyzing the deal; therefor, you have to have a strong deal that makes you money and able to communicate how you are going effectively monetize the project, in the form of an executive summary.I remember at one time some lenders were doing 80/100, 80%LTV and 100% rehab, I do not know if they are still doing that, I will have to reach out to some of them to see their parameters these days.

In fact, some people report that the $150/mo net positive door tends to have MORE flat overhead BS/time-sucking than the $1000/mo door just b/c of the folks attracted to the respective types of rentals in the respective types of neighborhoods/cities/etc, but not everyone agrees with that.Time to start swapping them out (1031) for higher per-unit cashflow properties.
