Take your time to correct problems such as water/moisture/mold, etc.

But this is because the people advising me know that I have history in construction and I can spot major issues in the foundation and structure or if the house has a moisture problem.

There definitely is moisture behind the walls.

LOTS of people in beach markets like mine report the Schlage Encode has issues with the humidity/moisture. 

Could include heating/air, oven, dishwasher, washer dryer.Rekey locksClean out exit plumbing so the new tenant starts fresh and any hair clogs will be the new tenant's.Make sure fans (kitchen and bath) are functionalFlush and inspect water heater.Check under sinks and around toilets/showers for any signs of leaking/moisture damage. 

After investigating I found the moisture was coming from a HOLE in the tub !

@Joey Allison Mold is fairly common in Arizona, once moisture is introduced it can take off pretty quick.Mold is also very treatable in most cases.

I'd also look for ANY moisture invasion issues like roofs or around in the baths and kitchens. 

James—about a quarter of those look like bad contractor work and resulting water infiltration , and another quarter high moisture from not having a bath fan on a humidistat.  

Termites love moisture.
