The whole point to spend valuable time doing SEO is because there is nothing more valuable than getting FREE leads (FREE high quality leads) if you are investing in real estate (to me at least).So, SEO has no monetary cost to me because I do it myself.

In business though, a liability is a liability -- whether the offense is criminal or civil is almost moot from the perspective of a monetary loss.If someone expresses extreme displeasure in a piece of mail you sent them or had the police do it, and specifically tells you not to mail them any further, why would you send them another mail?

If you are entering into the promise to purchase and you do not have the means nor the intention of purchasing the property if you cannot find an end buyer than you are lying.If you have the means to execute the offer to purchase (if need be) and you decide to assign your offer to purchase than there should be no real legal blockage for you to sell your contract to somebody who feels that said contract has monetary value.

I think it is a small monetary penalty.

If you increase volume forecasts and cant reach the volume goals then the only way to meet goals is through increasing prices, which leads to price inflation, which leads to...Personally, while many people will disagree with me, I believe the monetary tightening and increased interest rates is over due. 

I have had my legal team sue several people and win monetary damages.

To sweeten the deal, add non-monetary incentives like free carpet cleaning, a waived pet deposit for an extra pet (if comfortable), or a dedicated parking space.

This was a ton of hassle for little monetary benefit. 

Keep in mind in this case, you are not dealing with insurance carrires and any monetary judgment, if applicable will be difficult to collect on (particularly in this space as I am sure you are dealing with unsophisticated and poorly capitalized parties).

If it cost them a grand or a bit more, it shouldn't be a monetary issue if they are making any profit on the sale (it's their fault the bad tenant is in there in the first place).
