For a GC/carpenter, the highest‑leverage play is value‑add buy‑and‑hold using BRRRR or a light hybrid: buy dated but solid properties, do targeted cosmetic/mechanical upgrades you can execute fast, place a quality tenant, then refinance and recycle capital .

The property is surrounded by commercial developments and apartment complexes, so it likely leans toward a commercial or redevelopment play.

Guys like Brian Tracy, Joe Cossman, Jay Conrad Levinson and several others, long forgotten by most, played a major role in convincing me that I didn't have to be beholden to a corporation and alternatives existed.

The place is probably worth around 650,000 so there is a big equity play also.

Unfortunately the listing agent was playing games and we ended up withdrawing the offer because we no longer felt like we could trust the Seller or the listing agent.
