I worked with HomeTeamVR in a different capacity (as an art vendor they sourced from for the design portion).While I can’t speak to the PM side, I do know that other STR design companies tend to charge significantly less for design ($2 per square foot), sourcing ($12 - 15 per square foot for the decor), and install, and are generally more transparent throughout the process.Sorry to hear you went through such a stressful experience.

A 1 1/2 legged stool makes for one heck of a wobbly ride. 1st pillar is Financial Capacity. 

Non-financial variables:GC risk is huge, and I’d add sponsor capacity.

I've seen several crashes since then and the lenders that lose their shirts do so, in part, from going too high on the LTV and ignoring the character and capacity.

Just curious how you get capacity of  23 with 6 bedrooms?  

A passive investor through 2019 that suddenly becomes an operating investor and takes down 15 properties in 2 years has no idea what they are doing and they do not have the capacity to do it correctly. 

It is more intuitive than any other chatbot I've worked with in any capacity.
