@David Litt This is such an important distinction, I really appreciate you bringing it up.I think a lot of newer investors lump “foreclosure” and “foreclosure rescue” together, but you’re right: the intent is totally different.

That distinction feels huge, especially for me being out of state.My biggest concern has been how to make sure I’m working with someone trustworthy before I commit, and the points you listed (vacancy times, tenant screening specifics, maintenance procedures, and references from other out-of-state owners) give me a great framework to start with.I’ll definitely keep those red flags in mind — better to walk away early than be stuck with the wrong PM later.

I think as investors we can get caught up in the "well it worked for them, so it should work for me" without taking into consideration that the regional 'flavor' and how that would impact my deal.But it does help to work with a lender that has the flexibility and familiarity to lend to both and manage our own expectations when it comes to rate and leverage.

While an S-corp or an LLC taxed as an S-corp may be a good starting point for many when getting involved in flipping, there are some distinct advantages to a C-corp that, depending upon the individuals circumstance and goals, may make the C-corp well worth considering.

Now I realize that totally does not answer your question and may actually be more confusing as to why you don't get a response, but it is an important distinction nonetheless. yup hate the way zillow doese that.. half the  time the agent who is on there has no clue about the property.. waste of time using zillow .. if I was an active broker i would never pay for zillow leads personally.
