Not only is there gas to drive but assuming their time is even with minimum wage it’s way more than the $1/payment to setup auto draft ACH once and be done.Sorry to be harsh.

Due diligence costs are sort of like buying gas to get to work, just an ongoing nonreimbursed expense.

The building inspector came and recently shut the building down for health/safety reasons by turning off all the gas to each unit.

Everything cost money in this business from gas to ink for your printer. 

Im paying 570% of the cost of the received gas to receive the gas.

I got my own quote on insurance @ $2200 per year and it matched what he said, he says the taxes are $3300 per year and he pays for rent on the 2 propane tanks for gas to the units, tenants pay for gas, and he pays something like $50 a year for electricity to run the well pumps for water.

You may want to sleep there or use dry gas to attract them...CO2 is what they track.

I also am considering running gas to the property and just doing it right, and adding two separate boilers, but that seems very expensive.However I have another friend who said on smaller apartments his tenants dont mind electric baseboard.
