I have some signals that I'm always beefing with in Riverside :)

Ask the title company to do their standard title insurance work for both buyer and seller.4) Do the due diligence on the property and allow the bank to do their underwriting process.5) Schedule the closing, wire the money, and sign all of the documents to transfer ownership.Is there anything that I'm missing or have left out?

The worst thing a Seller can do is sign a PA to sell a bldg to a rookie contract flipping buyer whose written approval is needed to sign all new leases, renewals, or other material decisions, etc. 

It uses cell phone signal.

@Russell Brazil - I hear you and again this could be really early signals or maybe nothing at all.

Here are the options I'm currently booting around while I wait to close.1. sign all tenants who are currently under a month to month with a 3 month lease to let all my funds and the "new owner" feeling settle in with the tenantsa. update common areas like the halls, stairs, paint etc which will give "reason" to the upcoming rent raisesb. at the end of the 3 months raise the rents on those who need it most in hopes of either they leave or if they stay they're paying at least close to avg rents for the area if not the equivalent of the avg rents.c. as they move out update, raise the rents for the next tenants.2. 

Thanks @Peter M.We aren't living on one side, the duplex is in Indianapolis where we will renovate both sides, we had to put 25% down since it's an investment, and we will rent...not sure if we can complete the last R (in BRRR, Refi because "Fed are raising interest rates signaling 2 more increases are coming 6/13)  so I locked it in just now!

To me this is a signal we are nearing the top and owners are getting out before 1. 

After the title work is done, they'll want to schedule the date for all parties to go in to sign all the paperwork (this will most likely than not be on the date that you and your seller agreed on the purchase contract, or it could be before if all parties are okay with it).
