I want to get it to the place where if I want to be involved or if I want to grow the portfolio then I can get involved rather than being involved by necessity.   

One of the reasons for the risks in those states is the uber long foreclosure time lines the necessity of having to hire a lawyer to do it and generally these are C D areas to begin with so no real appreciation etc. 

Cardone - while it's quite repetitive, there is something to be said for the message in the book, the underlying passion, and the emphasis and utmost necessity for massive action and personal accountability.

I agree with the points that others have made about the necessity for thorough training.

Its an absolute necessity, and MI was not only fine with it, but encouraged it. 

STRs are not a necessity but rather a luxury.

If you also work to get 100% bad debt free in the same 5 years, most people can cover necessities with $4k/month so you could also become financially free in the same time.

But no question cars are a necessity and when your starting out you should be frugal on the car and go for the real estate first and foremost.. you buy the Tesla once you can easily afford it..

Wholesalers are a necessity just as Agents are, it shouldn't be a matter of which is better. get over yourselves and let her be great in whatever way she chooses to.
