I normally repaint the place after tenant moveout, and nowadays I use professional painters.

I know the Indianapolis area well since I used to live there so if I did a BRRRR it would mostly like there - I have a property manager, roofing company, painters, etc. 

When painters paint cabinets the correct way, they spray an enamel, both for looks and durability. at this point, and after getting everyone else's input, like Dan H says, I think you should just clean it up real good and re-rent it, it's looking like it's not worth it....

We employ a part-time painter and a handyman that does minor plumbing, electrical, drywall, and vinyl or laminate flooring installs.

I have an amazing painter & floor guy and an excellent granite contractor that I'm guessing are looking for more right now.
