If I can go back to it and watch it after the fact in segments then I might do that.

In both cases, the "bad guys" are actually a fairly small segment of the market, and they aren't the ones generally most willing to pay the highest price... market value is determined by who IS willing to pay the highest price.

In this area and that market segment, if you have 70 DOM with only 2 showings that is likely indicative of serious mispricing.I agree the marketing is crap, although pricing may be a bigger problem.

A very large segment of the FIRE community is primarily doing this to be able to devote their lives to the arts after they "retire."

Rather than looking at this as one BIG PROBLEM, it needs to be broken down and dealt with in segments.

There is a generation of younger renters and a generation of impoverished longer living senior citizens and neither segment is happy with the rising rents.

I have solid cash flow right now, but need to get into some different market segments.
