I've seen a few absolute gems (40-50% ARV) properties come across my plate, I was able to find a lender willing to lend on these specific properties in this current climate but as I read through forums I see that most people are saying the smart money is out of the market.I have a few listings in PG County (under 350k list price) and one in DC (650k list price) and all of them have seen double-digit showings over the last few days.

It was amazing and you could find some real gems, 3K suits for $ 200 etc. 

(is it a gem in the middle of a war zone).Why is it 100% empty (functional obsolescence, or lender required upon takeover)?

Would you be willing to share your gem of a property manager/realtor’s name?

Ask yourself ..If they are investors themselves and find hidden turnkey gems with no turnover that good in great neighborhoods..then why don’t they keep them instead ?

Now that I discovered it I made some rental income analysis and the numbers are great, some association on the island allow short term lease.It is a hidden gem community located 1.5 miles from St.

Also though your state may not require an escrow account I don't want to leave the option out because it may actually be a hidden gem in others!

Hey @Jeffrey Baroni yes this is very helpful so one of the contractors today said the windows need everything replacing, he also said the windows he would install are "Ply Gem" and they would be custom made to fit each space. 

I know the window of opportunity is closing with the operator and in truth I suppose I'm a bit selfish and like to keep this gem to myself... but that's not what I'm made of.
