i went to change a sink faucet the other day. the tenant (squirrel lady), sat in the living room the whole time watching Northwoods Inc or whatever the hell the "cops in the woods of Maine" show is called.she was giving me a play by play the entire time and was getting out of the chair waving her finger upset that the cops wont book "those dirty criminals that destroy our woods".

I acquired the four-plex with varied levels of updates, but would need/want to paint cabinets, paint doors, trim, walls; if carpeted, replace carpet with LVP; replace faucets with modern faucets, etc.

I’m not paying 100$ for a licensed plumber  to snake a drain or stop a dripping faucet .its really good to know general plumbing so you can save yourself hundreds or thousands a year

This would put responsibility on the tenant for reporting leaky faucets or running toilets promptly and they pay for what they use.
