First of all he has a business model that has worked pretty darn well for him for a bunch of years so don't discard that quickly because of what some spreadsheet tells you about hypothetical/potential returns.

Discarding obvious trash isnt a problem, and if the property left behind isnt worth much, say less than 300...put it in large trash bags, store for the required time then dispose.

The Owner even scheduled a 40 yard dumpster 1 week prior to closing to allow the residences an opportunity to discard any items that they no longer wanted.

I just waited a month or so then hauled their stuff to the dump.. 99% of it was discarded junk at least in my units..
