Rates are dropping quick right now.

I have 800k in my 401 retirement. 220 k is cash.I have my primary residence vauled at 550k with 130k left on mortgage.i have property I am ready to offer a deal on  asking 235 duplex  good area . 30% down. conventional  I have two properties lined up.I have 8 k in roth from previous jobmy question what is the best tax move?

If your an OOS investor or don't know the neighborhoods if your closer I think 1 of the best ways to find these would be find some pms with better ratings in your market and  ask them where they see the best markets. 

Rates are down but sales are stagnant here in Central Florida. 

As the credit system allows for "shopping around" for the best rate / terms when making a purchase.

What investment strategy is most common/best for someone with a remodeling/contracting background?

I know wholesalers can be a great source of off-market opportunities, but I’m not sure what the best way is to find the good ones in my local market.
